Farmhouse Plot Price in Paota — ₹7,500 Per Square Yard

The full rate card for all five plot formats, what a square yard converts to, and exactly which costs sit outside the land price.

From ₹7,500/sq yd₹45 Lakh – ₹2.27 CrFreehold Title

Every plot at Echoes Farmhouses is priced from the same base rate: ₹7,500 per square yard. There is no premium tier for the larger formats and no difference in what the amenities include. The rate is negotiable, and the final figure depends on plot size, position within the layout and whether you take the clay-home build package — but it is confirmed to you in writing at your visit rather than quoted differently to different people.

What a square yard actually is

Land on the Delhi–Jaipur belt is quoted per square yard; built area is usually quoted per square foot. That trips people up, so here are the conversions worth knowing.

  • 1 square yard9 square feet · 0.8361 square metres
  • ₹7,500 per sq ydabout ₹833 per sq ft
  • 1 acre4,840 sq yd · 43,560 sq ft
  • 1 hectare11,960 sq yd
  • 600 sq yd5,400 sq ft
  • 3,025 sq yd27,225 sq ft · one pucca bigha, as reckoned locally

A word on bigha. It is not a standardised unit. In much of Rajasthan a pucca bigha is taken as 3,025 sq yd and a kaccha bigha as roughly 1,008 sq yd, but the figure genuinely differs between regions and even between villages. If a seller quotes in bigha, ask for the number in square yards or square metres and get it in writing.

What sits outside the land price

  • Stamp duty and registration — payable separately, calculated on the applicable DLC (circle) rate, not on the price paid. The state sets and revises these; confirm the current rate with the sub-registrar or your advocate.
  • The clay-home build package — optional, quoted separately, and taken up on your own schedule after registration.
  • Legal fees — for your own advocate's title search, which you should budget for.

What is included: freehold title registered in your name, and access for every plot to the full shared amenity set — organic farming land with a dedicated gardener, the Miyawaki forest, trails, meditation garden, sports courts, solar power, rainwater harvesting and 24×7 security.

How this compares

Land pricing on this corridor moves with two variables: distance from the highway and distance from a metro. Plots twenty kilometres off NH-48 sell for less and are reached by village roads. Plots closer to Gurugram or Jaipur sell for more. Paota sits on the highway, roughly midway, which is the trade-off this rate reflects. What it does not reflect — and what is worth checking against anything cheaper you are shown — is whether the land carries a conversion order at all.

Pricing questions

Plots start at ₹7,500 per square yard across all five formats. That gives ₹45 Lakh for 600 sq yd, ₹90.75 Lakh for 1210 sq yd, ₹1.20 Crore for 1600 sq yd, ₹1.50 Crore for 2000 sq yd and ₹2.27 Crore for 3,025 sq yd. The rate is negotiable and the final figure depends on plot size, position and the package you choose — confirmed to you in writing at your visit.

One square yard is 9 square feet. So a rate of ₹7,500 per sq yd is about ₹833 per sq ft, and a 600 sq yd plot is 5,400 sq ft. Land in this belt is quoted per square yard, while built area is usually quoted per square foot, which is why the two numbers look so different.

One acre is 4,840 square yards, or 43,560 square feet. Bigha is not standardised and varies by region: in much of Rajasthan a pucca bigha is taken as 3,025 sq yd and a kaccha bigha as roughly 1,008 sq yd. Because the local definition varies, always confirm which bigha a seller means, and get the figure in square yards or square metres in writing.

No. The quoted price is for the land only. Stamp duty and registration charges are payable separately and are calculated on the applicable DLC (circle) rate rather than on the price you paid. The state sets and revises these rates, so confirm the current figures with the sub-registrar or your advocate. The clay-home build package, if you take it, is quoted separately.

The indicative structure is 10% as booking amount to secure your plot, 40% on the sale agreement signed within 15 days of booking, 40% at registration and title transfer into your name, and a final 10% at clay-home handover if you opt for the build package. Exact terms are confirmed at booking.
