Paota, Rajasthan — Where It Is, How to Reach It, and Why Land Here Is Selling
A plain guide to Paota on NH-48: district, distances from Jaipur and Delhi, the highway corridor, and what farmhouse land in Paota costs today.
Where Paota is
Paota is a municipality and the headquarters of Paota tehsil in Kotputli-Behror district, in the north-eastern corner of Rajasthan. It sits directly on NH-48, the Delhi–Jaipur national highway, roughly midway along the stretch that connects the National Capital Region to the Rajasthan capital. Administratively it falls in the Jaipur division; vehicles registered locally carry RJ-32 plates.
The land around it is Aravalli foothill country — open, gently hilly, still farmed. Kotputli, about 21 km away, is the nearest town of any size and the practical hub for banking, the sub-registrar and everyday supplies. Neemrana, with its 15th-century hill fort, is a little further up the highway.
Jaipur to Paota — distance and drive time
The road distance from Jaipur to Paota is about 90 km, nearly all of it on NH-48. Allow roughly 1 hour 20 minutes by car in ordinary traffic. There is no direct passenger rail service to Paota, so almost everyone drives; Jaipur International Airport is the nearest airport and is on the far side of the city, which adds time if you are flying in.
Going the other way, Delhi to Paota is roughly 170 km — about 3 hours — via Gurugram, Dharuhera, Behror and Neemrana.

NH-48: the highway that made this belt
National Highway 48 is the Delhi–Mumbai trunk route, and the Delhi–Jaipur leg — the old NH-8 — is the busiest and best-maintained stretch of road in this part of Rajasthan. It is the single reason the Paota–Kotputli belt reads differently to buyers than agricultural land twenty kilometres off the highway. NH-148B branches north from Kotputli towards Narnaul and Bathinda.
For a weekend-home buyer this is the practical point: highway frontage means the drive time from NCR stays roughly the same in July as in January. Land reached by unpaved village roads does not behave that way after a monsoon, and that difference shows up in resale.
The Paota–Kotputli–Neemrana corridor
Plotted farmland along NH-48 falls into three rough clusters. Neemrana and Behror sit closest to the industrial belt, about 2 to 2.5 hours from Gurugram. Paota and Kotputli are about 2.5 to 3 hours out, and this is where most of the new farm-plot projects have launched. Shahpura and Manoharpur are nearer Jaipur, around an hour from the city.
Prices fall as you move away from the highway and rise as you approach either metro. Paota's position — on the highway, roughly equidistant — is what has drawn buyers who want rural land without a four-hour drive to reach it.
Farm land and farmhouse plots in Paota
Land here is sold in every condition, from raw agricultural khasra with no conversion order to fully approved plotted layouts. The gap between those two is the whole game. Before buying anything in this belt, confirm the land carries a Section 90A conversion order, check whether the project needs and holds a Raj-RERA registration, and make sure you are getting freehold title registered in your own name rather than a society patta.
Echoes Farmhouses is a CLU-approved, licensed project in Paota with direct NH-48 access, offering freehold plots from 600 to 3,025 sq yd starting at ₹7,500 per sq yd. Read what CLU approval actually means, or the full step-by-step guide to buying farm land in Rajasthan.

Paota — common questions
Paota is a municipality and tehsil headquarters in Kotputli-Behror district, in the north-eastern part of Rajasthan, sitting directly on NH-48 — the Delhi–Jaipur national highway. It falls in the Jaipur division, and vehicles registered there carry RJ-32 plates. Kotputli is the nearest large town, roughly 21 km away.
Paota is about 90 km from Jaipur by road, almost entirely on NH-48. In ordinary traffic that is roughly 1 hour 20 minutes by car from Jaipur city, and Jaipur International Airport is the nearest airport. There is no direct rail link to Paota itself; most travellers drive.
Roughly 170 km, or about 3 hours by car on NH-48 via Gurugram, Dharuhera, Behror and Neemrana. Gurugram is closer at about 2 hours 35 minutes. These are drive times measured from the Echoes Farmhouses gate in ordinary traffic.
Paota is in Kotputli-Behror district. The district was carved out of the former Jaipur and Alwar districts and formally established on 7 August 2023; it was among the eight new districts retained when Rajasthan reviewed its district reorganisation in December 2024. Its tehsils include Kotputli, Behror, Neemrana, Bansur, Mandhan, Paota, Viratnagar and Narayanpur, and headquarters are shared between Kotputli and Behror.
Three reasons come up repeatedly. It sits on NH-48, so the drive from NCR is predictable in every season. It is far enough from Gurugram and Manesar to still be genuinely rural and priced accordingly. And it is close enough to Jaipur — about 1 hour 20 minutes — that it works as a base for people connected to both cities. The Aravalli foothills give the belt an open, hilly character that has largely disappeared closer to the NCR edge.
